The Five-Year Maintenance Guide for California Decks

A well-built California deck can last 25–30 years. A neglected one is done in 8. The difference is about four hours of work per year.

Year 1, 3, 5, 7… — clean and re-seal

Every two years: light pressure wash, dry for 48 hours, brush on a penetrating oil-based deck stain. We use TWP or Penofin. Sherwin-Williams and Behr also have decent products.

Every spring — check the fasteners

Walk the deck slowly. Any nail head sitting proud, screw it down (use a deck screw, not a wood screw). Any joist hanger showing rust through the galvanizing, call us.

Every fall — check the ledger

The ledger is the board bolted to your house. This is the single most important part of the deck. Look for water staining at the top of the ledger, soft wood, and any sign the flashing has failed.

Every year — clear leaves from gaps

Leaves trap moisture between deck boards and accelerate rot. A leaf blower across the deck once a month in fall is enough.
